I’m sure gardening is the furthest thing from your mind! Regardless, it’s best to start getting prepared. According to Spalding Plant & Bulb Co., in January you need to draw up your summer plans. They suggest that in February you need to start your weed removal (clearly we have no weeds in KY), fertilize borders, shrubs and roses and remove the dead flowers. I do this in spring as opposed to fall and I’ve had wonderful results from my roses. In March they recommend that you feed and aerate the lawn, sow grass seed and plant your summer flowering bulbs. Always be sure to check the planting zone on the back of any bulbs you purchase to see when the best time is to plant according to your zone. Does anyone have any tips that weren’t included here? If so, let us know. We don’t have the greenest of thumbs so we welcome any suggestions you may have! Ho Hum! This winter has been one of the worst on record….or at least on our record. Fast forward to Spring, Cincinnati Reds Baseball, Picnics and Outdoor Activities Galore. We are taught that we shouldn’t wish our time away, so instead of wishing it away, let’s use it to plan for the future. What else is there to do anyway, right?
If you are thinking about listing your home in the spring, now is the time to start preparing. First off, take a look around your house. With pen and paper, make a list of all of those indoor items that need repaired or replaced. Also, it’s never too soon to start spring cleaning. Dust baseboards, ceiling fans and give your stove/oven a good scrub down. Start with the small repairs first and work your way up. Fill in any wall dents/scratches and touch up paint in any area that needs it. Remove and re-caulk any areas that look worn, peeling or replaced. Start removing any personal pictures and fill in/touch up those areas or replace it with something decorative. De-personalizing your space is very important so any buyer can see themselves living there and not your family. De-clutter your home as this can take quite some time depending on how long you have lived in the home. Keep telling yourself this is less work you will have to do once the home sells and you pack up to move. It’s a very liberating feeling to boot!
For the larger items on your repair list, call on a certified/insured handyman. You will thank yourself that you did this when it comes time to sell. Doing this preparatory work in advance can save you from a bad inspection that can break a deal. You don’t want someone backing out of a deal over something small.
Make any upgrades that you feel will help boost your sell. Most people list their house in the spring, which amps up the competition for you. Switch out any brass fixtures with something more current. Watch for sales and clearance items on these to save money. Talk with a knowledgeable realtor who can guide you through this process. Our team can check your comps in advance and let you know what upgrades will help your home sell and which ones are a waste of your money. Contact The Vories Team to answer any questions you may have or just for trusted advice. We have a list of handymen, painters, plumbers, electricians, etc. who we will recommend for any job needed. If you list with us by March, you will receive a FREE home staging consultation to be even better prepared to sell faster and for more money. I’ve seen this before. People list their homes ‘As Is’ and expect it to sell for top dollar. Putting your home on the market takes dedication and preparation. If I ever saw this in a home while I was looking to purchase, I would turn around and walk right out the door, regardless of what the rest of the house looked like. It gives the impression that it wasn’t well maintained or cared for, and no one wants to deal with this when they are on the search for a home. Here are a few tips for bathrooms when listing your home:
1) CLEAN and CLEAN SMELLING
2) Put the toilet seats down….PERIOD!
3) Wash your rugs or get new ones….same for towels.
4) Give it a spa feel. Light/neutral paint colors, rolled white towels, candles and pretty soaps. Make buyers imagine that this could be their bathroom. If $ allows, update your faucet/fixtures and absolutely NO BRASS!
5) Update light fixtures and NO fluorescent lighting! It makes our make-up go on horribly and we end up looking like a clown, and that’s a whole other topic for another day.
Happy Bathroom Cleaning Everyone!
